Model leases for housing association use from April 2010

All shared ownership leases, on homes funded by the HCA, granted on or after 06 April 2010 must use the revised form found below. The lease has been revised to clarify and enhance the protection enjoyed by the lender and provide a clearer explanation to the consumer. An explanatory note can be found below along with key information sheets for shared owners which are also found within the leases themselves at appendix three.

For further information regarding the use of the new leases, please see the Agency's FAQs. If these do not contain the required information, please call 0207 874 5957 for further details.

Following queries raised by providers and their legal advisors, some minor amendments were made to the above leases in March 2010. The following document provides details of the changes.

There are separate model leases for properties purchased through Social HomeBuy and for shared ownership properties located in Protected Areas.

There is also a Key Worker Living lease 'proforma variation' for use when assigning KWL leases. This is also available to view below:

Following the archiving of Circular 03/08, "Amendment of procedures for varying shared ownership leases," by the Tenant Services Authority, the Agency has produced the following guidance document for reference purposes. This document contains the principal information from the circular, and can be treated as its replacement.
